Seller’s Agent is also called the listing agent…. A listing is the written agreement between seller and a real estate agent/broker who will represent the seller in the sale of the property. A brief summary of the tasks performed by the listing agent:
- Consultation with seller to determine their real estate needs
- Preview and evaluate the property
- Research and complete a comparative market analysis that provides information to the seller
- Determine with the seller the value of the home and what price strategy to implement
- Execute a written listing contract to represent seller and have seller complete disclosures
- Market the home through various methods and tools
- Negotiate a purchase agreement to obtain the best price and terms for the seller
- Oversee all the details during the escrow/pending period with all parties involved
- Execute all tasks for a smooth closing for the seller
Tasks Performed by the Buyer’s Agent
Buyer’s Agent is also called the selling agent…. the agent who represents the buyer in the purchase of a property. A brief summary of the tasks performed by the buyer’s agent:
- Consultation with the buyer to determine what the criteria is a home and neighborhood
- Preview and evaluate the properties to meet buyer’s criteria and show desired properties
- Execute a written buyer-broker agreement for agent to represent buyer
- Research and obtain information regarding specific property buyer wishes to purchase
- Complete a comparative market analysis that provides information for the buyer
- Determine with the buyer the value of the home and what offer to make
- Review and write the purchase agreement for buyer
- Negotiate the purchase agreement/counter offers to obtain the best price and terms for buyer
- Oversee all the details during the escrow/pending period with all parties involved
- Execute all tasks for a smooth closing for the buyer
