How many times do you look at homes that are near one another; yet have a large price difference? For many buyers, and even sellers, this is confusing. Let’s take a look at two that sold in March on the same street in La Costa, a community of Carlsbad 92009.
7877 Calle Oliva
Features of this home are 4 bedrooms, optional 5th bedroom, 4 bathrooms, two story, new paint and carpet, granite kitchen, bedroom/bath on first floor, approximately 2797 square feet with a 3 car tandem garage, approximately 7,172 square foot lot, built by Centex, and sold for $745,000.
7858 Calle Oliva
Features of this home are 4 bedrooms, 3.5 bathrooms, single story on cul-de-sac, maple floors throughout, surround sound, approximately 2,797 square feet, 3 car tandem garage with tandem portion converted to exercise room, approximately 12,480 square foot lot (slope in back), built by Davidson, and sold for $840,879.
Briefly, let’s look at the differences in the homes that may contribute to the price difference in my opinion. I’m sure you’ve already noted several of them.
The home at 7877 Calle Oliva has an optional 5th bedroom which may make the other bedrooms much smaller; however it works great for a large family. There are four bathrooms in the home with a bedroom/bath downstairs for those in-law visits. The tandem garage has not been converted.
The home at 7858 Calle Oliva is a single story and on a cul-de-sac which are two desireable features. There are upgraded amenties in flooring etc. The lot is larger even with the slope in the back. It was built by Davidson who is an award winning builder of homes.
